5 Signs You Should Locate Your Business in Airlake Industrial Park

If you are currently seeking an industrial site to land your office warehouse, office manufacturing, or office distrubution facility, the Airlake Industrial Park may be an ideal fit. 

The team at APPRO Development has created a list of five signs you should look for, if considering a new location.

Let’s start with the 5 signs…

There are five items (signs)  you should consider when choosing a location in the Airlake Industrial Park (or any site for that matter):

1. Location, location, location. First of all, where are you located now? Is that working for you? You may be reading this blog post because you are interested in the Airlake Industrial Park, (or Lakeville, possibly?) and want to learn more. Consider where you and your employees live. What is the current commute like? Is Lakeville in your backyard? Does that matter to you and your employees? Do you need to be close to the Interstate? Or, near a small airport? If you have answered “yes” to some of these questions, Airlake may be a good fit.

2. Amenities. This ties into the first “sign” or consideration, but it is important to consider what your business location has access to for your business to thrive, and to keep high employee retention. Do you prefer to be close to restaurants? To shopping? Are hotels a factor for clients? Does rail access factor into your decision? What about outdoor storage? Are any of these things your business would like, but doesn’t currently have? 

3. Price. When considering a location, pricing can vary from parcel to parcel. Not only the price of land, but what is included. Is the parcel of consideration “raw land” or has it been platted? Does it have utilities to the site? At what stage of development is the parcel of consideration – fully platted with lots and blocks, platted as an outlot, or raw land, just waiting to be developed? All of these items factor into pricing considerations. We have a variety of land parcels available in the Airlake Industrial Park in terms of stage of development, and also in terms of cost per square foot.

4. Business Type. Not all land parcels are right for all types of businesses. Zoning must be taken into consideration. Say for example, you have a great idea for a daycare for pets. Current Lakeville zoning code will not allow this type of use in a commercial zoning district, and therefore must be located in an industrial zoning district, unless City approval is sought for a change to the current zoning code. Knowing the current code and how that impacts your business makes a difference.

5. Future. Where do you project your business to be in 5 years, 10 years, or more? Are you on a site now which you are able to expand upon? Do you plan to add more staff? Do you have enough parking? Do you anticipate needing more outdoor storage? 


The Airlake Industrial Park is home to  almost 150 businesses, making it the 2nd largest industrial park in the state of Minnesota. Sites are available in the Industrial Park and offer businesses the ease of interstate I-35 access, close proximity to the Airlake Airport, industrial zoned parcels (with nearby commercial and office park zoned parcels) available for purchase now, reasonable list prices for these available sites.  Many sites are available on rail lines and outdoor storage is available on some sites as well. 2016 Lakeville Chamber Golf Tournament


FORE!!!!

On Monday, June 6, 2016, the Team at APPRO Development and CERRON Commercial Properties participated in the 2016 Lakeville Chamber of Commerce Golf Tournament. This is an annual event which benefits our local chamber and south metro community of Lakeville, MN. We are proud to both sponsor and participate in this fun event.

This year we were able to include many of our team members in one way or another. Our fearless leaders, Jack Matasosky and  Jim Connelly, along with fellow team members Gordy Schiltz and Cam Luong and special guests played in the tournament.  

Additionally, Sandra Tocko, Mitch Branscombe, Paige Scherer and Kris Bockelman had fun with all of the participating golfers. Players were heard laughing and ribbing each other as they attempted to bounce their “ping pong balls” into our red “Solo cups” for a chance to win a drink of their choice, courtesy of the APPRO & CERRON team. As you will see in the slideshow of pictures below, everyone had a great time playing.

Lakeville Area Chamber Foundation Bowling Event 2014

Lakeville Area Chamber Foundation Bowling Event 2014 Attended by APPRO Development & CERRON Properties Team

The recent Lakeville Area Chamber Foundation Bowling Event was attended by the team at APPRO and CERRON, on the evening of Tuesday, September 16, 2014. It was as great evening of fun, food, bowling and fundraising. Representing Team APPRO & CERRON were (in alphabetical order): Andrea, Casie, Kathy, Kris, Paige, and Sandra

While we didn’t take a trophy home, we did have a lot of fun participating in this worthy cause. The Lakeville Area Chamber Foundation exists to benefit our local community with an emphasis on education in our community. According to Foundation member Karen Wentworth, funds are used toward teacher appreciation and student focused events promoting learning activities and making positive choices.

APPRO and CERRON were one of the many sponsors of this event, having participated in the “Spare Sponsorship” of this event. In addition to the team bowling competition and the opportunity to enjoy some great food, there were also opportunities to get in on some raffle drawings for a wall of beer, a Timberwolves jersey, a Ninja blender, and many other prize giveaways. Roz Peterson did a fabulous job announcing the awards and helping to promote the Foundation on this fun evening.

General Contractor Industrial Buildings / Projects are on the Rise

Per Katie Clark Sieben, MN DEED Commissioner, in a recent article in the Minneapolis StarTribune, “Shovels are turning for Twin Cities Industrial Projects,” “We are seeing hundreds of business expansions happening in the metro and in the greater Minnesota.” Ms. Sieben attended five in one week alone, and recently attended the Menasha Expansion project by APPRO.

The team at APPRO Development has broken ground on multiple industrial expansion and addition projects throughout Minnesota in past year, further attesting to the growth that has been measured and reported by NAIOP, the Commercial Real Estate Development Association, stating, “Nationally, the commercial real estate market grew at the strongest pace in the past year since the economic recovery began in 2011…and the overall outlook for the industry through 2015 is expected to grow between 8 and 15 percent.”

Lakeville MN Housing is Booming – More Commercial Need

Lakeville MN Housing – New Development Approved

Lakeville’s Largest housing development since 2005 has been approved! Cedar Avenue Properties will add just shy of 1,000 new home sites to Lakeville MN. This massive addition of new homes will result in an increased commercial need in the area. Cool Places to Visit in Minnesota!

Minnesota – Cool Places to Visit!

As the Minnesota State Fair opens their doors this week, we are reminded that the summer season is quickly coming to an end. Many folks are squeezing in one more trip, or having some fun before the brisk winds of fall start to blow – ushering in the cooler season.

If you are new to Minnesota or are a long time resident looking for something new to do around town, here is a list of our Top Ten Cool Places to Visit in Minnesota:

1. Take a trip to Duluth, MN – On your way up, be sure to stop at Tobies in Hinckley which is about half way between the Twin Cities and Duluth, for a famous Caramel Roll and a cup of Joe. Once in Duluth, be sure to try skipping some rocks along the shores of Lake Superior. Stop by the Glensheen Mansion, take a trolley ride to the shops around town or rent a 2-4 person bicycle to tour around Canal Park. Grab an ice-cream cone from Bridgeman’s on the Lakewalk located next to the Fitger’s Courtyard, overlooking Lake Superior.

2. You could head further north and explore the North Shore – Head north along Hwy 61. Stop at Gooseberry Falls to go hiking or visit Split Rock Lighthouse (which just celebrated its 100th year anniversary). Stop in Tofte and spend a night at the Bluefin Bay. Then, head on up to Lutsen and take a ride on the Alpine Slide.

3. Visit Lanesboro, MN – rent a bike, stay at one of the many B&B’s around town, and maybe even plant a smooch on your honey (it is said to be one of the most romantic towns in the our great state!)

4. Get back to nature at its best by camping in the Boundary Waters – Start at Ely, MN and be sure to visit the International Wolf Center and then grab a camping pack, a large bag of yummy GORP (a high energy mix of granola, raisins, peanuts – & M&M’s) and grab a canoe – then, get hiking, get portaging, hug a tree, hug a bear, but for heaven’s sake, leave the iPods and Blackberrys at home!

5. Pack your bags and head to the Brainerd Nisswa Lakes Area. Go fishing or if you prefer, maybe just tell a fish story. When in Nisswa, you can partake in some good old fashioned turtle racing or try for that hole in one on any one of the abundant area golf courses.

6. Visit the Iron Range, MN – Climb aboard a mining truck, trace your roots at the Genealogy Center, tour an underground mine at the incredible Soudan Mine, or try an exciting ATV adventure and view the northern landscape in a whole new way!

7. Calling all Shop-a-holics – We really should be called the Land of 10,000 Shops!! Visit the Mall of America, Grand Avenue Shops in St. Paul, MN, check out 50th and France, find bargains at the Outlet Shops at Albertville or Medford, or stop to check out the shops in our own backyard by visiting the Pink Door Boutique, or check out Turnstyle Consignment store for something a little different.

8. Stick around the Twin Cities, MN, and be a tourist – visit Museums, history center, restaurants, lakes, Renaissance Festival, golf, Minnesota Zoo, Valley Fair, water park, and many, many more places to have some summer fun!

9. And, speaking of “sticking” around – see how many things you can find “on a stick” at the great Minnesota get-together…the Minnesota State Fair which is running from Thursday, August 26 – Monday, September 3, 2010.

10. And, last but certainly not least, our all time favorite place – is our home – Lakeville, Minnesota. Enjoy picking up some flowers and veggies at our local Farmer’s Market, play some Frisbee in one of our many parks, take a cruise on one of our lakes. You could explore a night on the town by taking in a show at the Lakeville Arts Center or visit the upcoming Lakeville Arts Festival. There you have it – our suggestions for fun places to visit around the Land of 10,000 Lakes! We are certain there are many, many more exciting and fascinating locations – but, really – home is always the best place to come back to and for us that is Lakeville, Minnesota!
