ICSC Hosts Four Members of Congress at RECon – to Learn More about the Retail Real Estate Industry

ICSC’s annual RECon event in Las Vegas, welcomed four members of Congress, who attended to learn more about the retail real estate industry and share their insight on the tax reform debate currently underway on Capitol Hill. House Majority Leader Eric Cantor (R-VA), Congressmen Richard Neal (D-MA), Jim Renacci (R-OH) and Steve Womack (R-AR) each took a tour of the show floor and met with ICSC members to hear about issues impacting their businesses. All were impressed with the size of the show and level of business activity taking place.

On May 18, Reps. Neal, Renacci and Womack participated in a panel discussion on tax reform. They explained that while ideas are still being discussed within each party, now is a critical time for ICSC members to talk to members of Congress about provisions that are central to the retail real estate industry, such as capital gains treatment, the ability to deduct the interest on commercial debt or the like-kind exchange rules. During the Q&A session, ICSC members expressed their concern about having a repeat of the 1986 Tax Reform Act that devastated the retail real estate industry. The congressmen encouraged ICSC members to meet with both their legislators and staff to share examples of how different components of the tax code are used in actual projects and how the elimination of certain incentives would have impacted those projects. Such efforts will make those tax provisions more tangible to legislative offices.

APPRO Development, Inc. has launched a variety of new projects in Lakeville, MN over the past month. Two projects I am currently managing, include: Recycle Minnesota (a subsidiary of Dick’s Sanitation) and ProRail AMVAC II.

Recycle Minnesota (an expansion project for Dick’s Sanitation): The project consists of a 34,170 SF renovation of an existing office warehouse building into a recycle facility. The scope of this project will include new dock and doors and conveyor pits. Additional components of this project to include: excavation, sawcutting, HVAC, and sprinkler systems. Dick’s Sanitation and its new Recycling Center are located in Lakeville’s Airlake Industrial Park. This is one of the largest industrial parks in the state of Minnesota. ProRail AMVAC II: This project consists of remodel and expansion work to increase the existing 8 – 10,000 gallon tanks by adding another 8 tanks for a total of 16 tanks on this site. Spring Rains and Roof Maintenance Time

Roof Maintenance: These April Showers bringing May Flowers also usher in a time to check the health of your roof!

Spring rains and the impending storm season are an ideal time to conduct some roof maintenance. According to a recent E-Newsletter by one of our roofing subcontractors, BL Dalsin Roofing, “All roofs are vulnerable to deficiencies that lead to leaks. Extreme weather and seasonal freeze thaw cycles can damage your roof…’Corrective Roof Maintenance’ should happen when existing critical defects could lead to a threat to your building interior, such as water damage. By proactively performing maintenance on your roof you are managing your ‘Roof Asset’ preventing potential problems that can turn into critical defects and possible water intrusion.”

Some of the roof maintenance activities you should consider, according to the same E-Newsletter, includes:

Roof Inspection: Conduct a visual survey of the exterior condition of your roof system and related sheet metal work. Look for deterioration or damage that has occurred between [roof reviews].

General Upkeep: Clear debris from the roof surface, gutters, interior drains and through-wall scuppers. Debris can cause water to pond, which causes premature aging of the roof and could cause significant damage to the roof system.

Roof Maintenance: Maintenance…can include replacing deteriorated sealant on metal flashing, refilling pitch pans, re-sealing suspect flashing at equipment curbs and perimeters, and securing drain clamps and rain collars at pipe penetrations.
