MN Commercial Property Search Now Available at CERRON.com

Lakeville based, APPRO Development and CERRON Commercial Properties, are pleased to announce we now have an added feature on our website! You may now search not just CERRON’s active commercial property listings, but ALL commercial properties in MN (publically listed). CERRON has been working hard with our web developer to include this feature on the APPRO and CERRON website and are excited to unveil this added feature this week.

We have made it very easy to search commercial properties on our website. When you land on our home page, you will find a couple of search features on the left side of the page:

1. By clicking on the “Search Our Listings” tab, you are able to search all of CERRON’s active commercial listings posted to our website.

2. By clicking on the “CERRON Commercial Properties” tab, you will be able to search all commercial property listings (available to the public).

We have created an easy search form for you to use. Once you have entered your search criteria and click on the “Search” tab, you will see all active commercial listings meeting your search criteria.

Whether you are looking for industrial, warehouse, retail, office or land listings in Minnesota, for lease or for sale (or both!), you will be able to search these commercial property types quickly and easily with our new commercial listing search feature.

Manufacturing & Increased Need in Southern MN

The state of manufacturing and the increased need for personnel in the industrial sector of Southern MN is making the news. As published in the Owatonna People’s Press, Kim Hyatt’s article, “Minnesota’s manufacturers are confident in economy, wish for more workers,” explores the current need for skilled manufacturers in Southern Minnesota.

In this article, Hyatt discusses a recent presentation by Bob Kill, president and CEO of Enterprise Minnesota, as he presented findings from the 2015 State of Manufacturing survey. The survey results indicated an all time high confidence level among manufacturers, at the same time these same manufacturers are finding it a challenge to fill positions. As a result, many companies are working with area schools and technical colleges, opening their doors, and educating the next generation about the abundant opportunities available in this field.

Our team at APPRO and CERRON hears these same sentiments on a daily basis from the clients we work with. We would strongly encourage students in high school to explore the opportunities available in this industry. As you drive through the industrial park where our offices are located, you see sign after sign of industrial companies seeking help. Commercial Project Updates by APPRO Development, Inc. – Lakeville, MN

APPRO Development, Inc. has launched a variety of new projects in Lakeville, MN over the past month. Two projects I am currently managing, include: Recycle Minnesota (a subsidiary of Dick’s Sanitation) and ProRail AMVAC II.

Recycle Minnesota (an expansion project for Dick’s Sanitation): The project consists of a 34,170 SF renovation of an existing office warehouse building into a recycle facility. The scope of this project will include new dock and doors and conveyor pits. Additional components of this project to include: excavation, sawcutting, HVAC, and sprinkler systems. Dick’s Sanitation and its new Recycling Center are located in Lakeville’s Airlake Industrial Park. This is one of the largest industrial parks in the state of Minnesota. ProRail AMVAC II: This project consists of remodel and expansion work to increase the existing 8 – 10,000 gallon tanks by adding another 8 tanks for a total of 16 tanks on this site. Industrial Production Facility Construction Nears Completion: Mankato, MN

Imperial Plastics Industrial Production Facility Construction Nears Completion in Mankato, MN

The newest industrial production facility construction by APPRO Development, Inc. is nearing completion. A Temporary Certificate of Occupancy (TCO) has been issued on the Imperial Plastics Mankato project (click link to see more project photos). Owner furnished equipment installation (e.g. process piping, racking and cranes) is well under way and the final interior finishes are being installed which include: carpet, paint, and ceramic tile, to name a few.

It does not seem all that long ago that APPRO Development, along with representatives from near and far, came to celebrate the groundbreaking ceremony for Imperial Plastics as they kicked off construction of this 124,000 SF (approximate) manufacturing/production facility. Although, it was a whole lot sunnier and warmer back in August than it is now as we near the end of January 2014, the time has gone by rather quickly and we find ourselves nearing the time to turn over the keys. APPRO Development is targeting the end of February to turn the building over to the owner.

Solar Energy – The Pros and Cons of Alternate Materials in Commercial Construction

A Solar Energy incentive program (Made in Minnesota Solar Incentive Program) for both residential and commercial buildings recently came to our attention. Upon being asked our opinion of the program, a lively discussion ensued in the offices of APPRO and CERRON surrounding the use of environmentally friendly materials and sustainable energy resources.

APPRO & CERRON both work diligently to provide the best product at the best price for each of our customers – whether building new or remodeling existing. We work a lot in our neighborhood here in the Airlake Industrial Park which is comprised of many small businesses focused on the industrial and manufacturing industries.

Over the past few years, APPRO has brought forward energy efficient design ideas and alternate material types and equipment that enhance energy savings in response to public sentiment for more environmentally friendly buildings. We have found the LEED certification process cumbersome and not as cost effective as we may be lead to believe initially. We have strived to find a balance between energy savings that provide payback to you as a building owner and ways that reduce the initial start-up costs of construction.

In our experience, as we competitively bid out new projects, we have found that some “green” or LEED certified materials make a lot of sense to incorporate in to a project to cut costs (e.g. insulation). While the use of other materials might only make sense to fulfill a PR objective or to enhance marketability, the incorporation of those materials may not make sense from a business perspective.
