Roof Alert! Avoid Roof Collapse

Roof Alert! Avoid Roof Collapse

How to avoid roof collapse is an all too serious consideration for commercial property owners. At this time of year – it is important to observe the amount of snow on your facility’s roof. The snow we currently get is very wet and heavy in nature, and can sometimes pile up and exceed the designed structural capacity of the roof system.

This is especially true where “high / low” roof conditions exist – allowing snow to fill in the space next to the wall separating the two heights. The snow tends to melt from the bottom up, refreezing in the form of ice, and not visible due to the snow above. It is not unheard of – to find the lower third of the snow drift is in fact – solid ice.

It is also very important to keep roof drains and downspouts open – as they continuously go through a “freeze / thaw “ process.

A salt lick, purchased from the local hardware or feed store can help drastically. Place the block (s) on a small piece of wood or plywood, near the roof drainage points on your roof.

Watch closely, from the inside of the building for deflection ( sag ) of the roof structure , and observe the roof from above for pooling of water and ice .

If you have any questions or concerns – please call us – and our team at APPRO Development can refer you to competent help with these or any building issues.

APPRO & CERRON: A Time to Count Blessings

A Time to Count Blessings – At Thanksgiving and Every Day

With Thanksgiving just one week away, it’s that time of year when we count blessings (the many blessings!) in our lives. You and I may have some of the same items on our “list of things to be thankful”: family, friends, jobs, pets, travel, food on our tables and a warm place to sleep – but let me offer a few new ideas.

This Thanksgiving…

  • Be thankful for the people in our lives who give us the support and love we need to make a difference.
  • Be thankful for the opportunity to build something bigger than ourselves.
  • Be thankful for those people who rekindle the inner spirit.
  • Be thankful that we live in a country packed with freedoms and opportunities so many only dream of.
  • Be thankful for the hard times, the mistakes and the pain, for they make us stronger and smarter.
  • Be thankful for the unique privilege of being YOU!
  • Be thankful that every single day is a fresh, new start.
  • Be thankful for the joy of laughter.

A Little Thanksgiving Trivia

The pilgrim leader, Governor William Bradford, had organized the first Thanksgiving feast in 1621. He invited the neighboring Wampanoag Indians to the feast and thanksgiving. The celebration lasted for three days. Lobster, rabbit, chicken, fish, squashes, beans, chestnuts, hickory nuts, onions, leeks, dried fruits, maple syrup, radishes, cabbage, carrots, eggs and goat cheese are thought to have made up the first Thanksgiving feast.

Lakeville-based APPRO Development and CERRON Commercial Properties wish you a Happy Thanksgiving and remind you to be thankful for all the blessings in your lives!

MN Architecture and Design Update

APPRO Development’s MN Architecture and Design Update

October 22,2013

The MN Architecture and Design Team at APPRO Development has been busy this autumn as we prepare for cooler months ahead. We have an award winning architect on staff; we have been busy tracking trends; and, we want to share a design secret with you.

Award Winning Architect on Staff at APPRO Development, Inc.

MN Architect Casie RadfordAPPRO Development is thrilled to have Casie Radford, AIA, LEED AP, as our staff architect. Recently, her accomplishments were recognized at the 2013 Fort Collins Urban Design Awards Ceremony, Fort Collins, CO. Before APPRO Development recruited Casie, she worked with SLATERPAULL Architects, Inc. in Colorado.

While in Colorado, Casie worked on a historic restoration project which ultimately resulted in the acknowledgement of this project at the Fort Collins Urban Design Awards on Wednesday, October 2, 2013 at the Midtown Arts Center in Fort Collins, CO. The award was under the “Best Architecture” category for a historic preservation project of the Avery Block Storefront in Fort Collins, CO. Casie flew back to Colorado to be a part of the awards ceremony. We are overjoyed for her as she receives this honor. We are equally thrilled for our team here in Minnesota as Casie Radford brings this award winning expertise in architecture to our Minnesota design build projects.

More information on this project and awards ceremony can be found in the following publications:

Trends in Architecture & Design

We have found a few fun architecture and design articles to share with our readers. The first is an article about how staircases are being used as seating in a variety of applications: Staircases that double as seating (via dezeen.com). The next trend we found takes a look at the benefits of incorporating Smart Technology into building design: Smart Technology can have quick payback (via bdcnetwork.com). On the local front, Dakota County is investing in Solar Energy. And, the final article we found, simply had to be shared as part of the season upon us: Just for fun: Creepy Pumpkin Design (via Inhabitat.com).

We hope you enjoy!!

Shhh…We want to share an architectural design secret

MN Architecture and design ideas on Napkin Sketch-APPRO Development can helpFew may know or be aware of the time it takes to build a new commercial construction project, plan a building expansion, or implement an interior remodel. A new building can take on average approximately 12-24 months from start to finish. Addition & Remodel projects, less overall time is required, but depends on the scope of the project with site selection and city processes, a few of the initial variables. Regardless of the type of project, design work must be factored into the overall schedule.

Our design team takes clients from ideas sketched on a napkin to more formal design sketches to complete architectural drawings ready for the city submittal process. If you are considering a commercial construction project, winter is the ideal time to work on designs. You may always “pull the trigger” at any time, but can’t really do so until you have a solid design in place. Now is the time to work on finalizing design ideas.

As we head into the cooler winter months, talk to our award winning design team today to share your ideas and to discuss the ideal timeline for your next architectural design or complete design-build project. Fill out this quick form to let us know a little about your company and current needs. We will get back to you quickly to chat with you about your ideas.

Commercial Property Improvements Equal Tax Benefits in 2013

Are You Missing an Opportunity to Capture 2013 Tax Benefits?

commercial property improvements by design builder APPRO Development 09-26-2013If commercial property improvements are on your horizon, there is still time to improve your commercial property before the end of the year. Did you know there are tax benefits available if you own and lease out commercial real estate? But, you will need to act fast – you have until December 31, 2013 to take advantage of these tax benefits.

According to Stephen Fishman in a recent blog article in Inman News, “Improve Commercial Property Now to Capture 2013 Tax Benefits”, “Qualified leasehold property improvements made during 2013 can qualify for the following tax benefits:

  • 15-year depreciation period (instead of 39 years).
  • Section 179 deduction up to $250,000.
  • 50 percent bonus depreciation.

Any one of these benefits would be great, but all three together enable commercial landlords (and lessees) to deduct a huge percentage of the cost of making improvements in a single year, rather than having to depreciate the entire cost over 39 years.”

APPRO Development, Inc., your midwest design-build, general contractor, has been helping business owners like you to find unique property solutions for more than 25 years. We have a few openings left in our fall schedule – Contact Us today to schedule your commercial property improvement.

Commercial Developers Applaud Recent Decision

Commercial Developers Applaud Supreme Court Decision

land development on wetland legal decisionAt APPRO Development, a commercial land developer providing design-build and general contractor services across the midwest, we were intrigued by a recent article titled, “Supreme Court Decision Involving Wetlands Helpful to Developers”, by Cleve and Rye.

“On June 25th, 2013, the Supreme Court of the United States expanded the circumstances under which the government may be liable for overreaching in making demands from a property owner as conditions for a permit approval.” According to a recent summary article relating to this decision, written by Gary A. Van Cleve and Timothy A. Rye, of Larkin Hoffman Daly & Lindgren Ltd., “the court has now clarified…that the government can be held liable for overreaching demands regardless of whether the permit is granted with conditions or denied because the property owner refused to accept the conditions. The court also said…that a condition in the form of a payment of money is subject to scrutiny for potential government overreach.”

This recent ruling should be considered a “win” for land owners, “since it expands the situations where the constitutional tests of nexus and rough proportionality will be applied in determining whether there is government overreach in exacting a price on a property owner as a condition for a permit approval.”

APPRO Development, Inc. has been developing land in the midwest, including North Dakota and Minnesota, since 1987. We have helped land owners navigate the seemingly daunting processes involved in land development, by starting with the creation of a comprehensive schedule for you. If you are a land owner and would like to discuss development options, please Contact Us today.

“Safety First”

“Safety first” has been a popular catch phrase for years, and is used in the public and internal literature of many companies, especially those in fields where it matters the most, like in construction. Too many construction sites have personnel that treat it as an afterthought, however, if they give any thought to safety at all.

Why do people who have the most to lose if a job site is unsafe, the workers themselves, seem to be the people most likely to display a don’t-care or slack attitude about safety? You would think these people would be the most diligent about safety. There are, of course, many foremen and trades people who look at a safe working environment and planned construction method as paramount in doing their jobs properly, safely, and can therefore execute their work with confidence. But there are still too many others not following that example!

A site where everyone automatically includes elements of safety into each day’s construction plan can be the norm, however. A culture of safety can be grown in crews and companies by teaching, reminding and enforcing commonly known OSHA safety measures that everyone on a site should, and most do, know. But how does one grow such a culture?

It starts with a company’s commitment to safe work procedures and a well written safety plan; it continues with signs, checklists, and feedback for any crew’s plan for working safely on any given day. It is enforced by giving verbal and written warnings, and where necessary, taking action to remove individuals from the site that refuse to take safety rules seriously. Companies that continue to send such people to a site should be replaced by other companies who will send safe workers.

Safe workplace procedures like those listed above are a must in today’s construction world, as there are too many life, health and financial repercussions for those companies that don’t do so. I urge everyone, no matter what level of authority, to look at what your company is doing to keep everyone in your workplace safe. I bet you’ll come up with at least one suggestion that leads to a safer and more peaceful workplace for all. After all, the life you save or health you protect may just end up being your own.

APPRO Development, Inc., a Lakeville based commercial construction company, is committed to “safety first” on all its construction projects – large or small. You may review our safety mission statement for more information on APPRO’s policy, and as always, please contact us with any questions.
