Airlake Industrial Park Developer Reflections

Airlake Industrial Park – Reflections

Airlake Industrial Park Developer, Maynard Johnson, is the focus of a new book, “Maynard’s Reflections,” written by his grandson, Brant Skogrand.

I had the opportunity a few months back to be interviewed by Brant, as we discussed my mentor, Maynard Johnson, and our work at Hitchcock Industries and the Airlake Industrial Park. I shared some of my favorite stories about working with Maynard and the work involved in turning a farmfield and a dream into one of the state’s largest industrial parks, and Lakeville airport.

The book was recently released through Amazon.com and has been accepted into both the Dakota County and Lakeville historical society collections. I had the opportunity to be interviewed by Todd Nelson with the Minneapolis Star Tribune newspaper regarding the book, in his article, Family history tells the story of Airlake Industrial Park in Lakeville.” 

In the same Star Tribune article, City of Lakeville Community and Economic Development Director, David Olson, said, “Having Airlake Industrial Park has been an asset to the city.” Further stating, “The availability of land for companies looking to locate in Lakeville, having that industrial park has been a benefit to the city of Lakeville for decades.”

I am pleased to see Maynard’s story being told, as he has been the single most influential person on my career. If you have the chance, read the book to learn more about Maynard’s life and the influence he has had on so many and our local business community and the City of Lakeville, MN.

Paige has been a part of the APPRO and CERRON team since May, 2013. She is a team player, quite the “Excel guru”, and greets each day with a knowledgeable, delightful, and calm demeanor. As a property owner, you will meet Paige most often over the phone, or see her work through change orders or sworn construction statements. As a subcontractor, you will work with Paige on lien waivers, and billings. Paige is APPRO’s “go-to gal” for bookkeeping. Lakeville Area Chamber Foundation Bowling Event 2014

Lakeville Area Chamber Foundation Bowling Event 2014 Attended by APPRO Development & CERRON Properties Team

The recent Lakeville Area Chamber Foundation Bowling Event was attended by the team at APPRO and CERRON, on the evening of Tuesday, September 16, 2014. It was as great evening of fun, food, bowling and fundraising. Representing Team APPRO & CERRON were (in alphabetical order): Andrea, Casie, Kathy, Kris, Paige, and Sandra

While we didn’t take a trophy home, we did have a lot of fun participating in this worthy cause. The Lakeville Area Chamber Foundation exists to benefit our local community with an emphasis on education in our community. According to Foundation member Karen Wentworth, funds are used toward teacher appreciation and student focused events promoting learning activities and making positive choices.

APPRO and CERRON were one of the many sponsors of this event, having participated in the “Spare Sponsorship” of this event. In addition to the team bowling competition and the opportunity to enjoy some great food, there were also opportunities to get in on some raffle drawings for a wall of beer, a Timberwolves jersey, a Ninja blender, and many other prize giveaways. Roz Peterson did a fabulous job announcing the awards and helping to promote the Foundation on this fun evening.

General Contractor Industrial Buildings / Projects are on the Rise

Per Katie Clark Sieben, MN DEED Commissioner, in a recent article in the Minneapolis StarTribune, “Shovels are turning for Twin Cities Industrial Projects,” “We are seeing hundreds of business expansions happening in the metro and in the greater Minnesota.” Ms. Sieben attended five in one week alone, and recently attended the Menasha Expansion project by APPRO.

The team at APPRO Development has broken ground on multiple industrial expansion and addition projects throughout Minnesota in past year, further attesting to the growth that has been measured and reported by NAIOP, the Commercial Real Estate Development Association, stating, “Nationally, the commercial real estate market grew at the strongest pace in the past year since the economic recovery began in 2011…and the overall outlook for the industry through 2015 is expected to grow between 8 and 15 percent.”

Pan-O-Prog Time - Flashback to Airlake Industrial Park - Maynard JohnsonPan-o-Prog is an annual community event in Lakeville, Minnesota – starting way back in 1967! APPRO has been around for more than 27 years, with ties to the Airlake Industrial Park, dating back to the mid-1960’s. We have a few great flashback photos for you to enjoy from that era, just about the time Pan-O-Prog got its start!

Jack Matasosky, our fearless leader at APPRO Development & CERRON Commercial Properties, started working with Hitchcock Industries back in 1978. Hitchcock Industries started the Airlake Industrial Park (originally located in what is now the Aircraft Resource Center (ARC) building). We thought it would be fun to share a few of the many pictures we have from around that time, including the parade float, ribbon cutting at the Airlake Airport (be sure to get out there this weekend to see the WWII military aircraft), and a couple of pics of Maynard Johnson, original co-founder of Hitchcock Industries. Most of these pictures are circa 1966-1967.

Be sure to check out the festivities going on now through Sunday, July 13th to celebrate the Panorama of Progress – “Pan-O-Prog” – happening all around Lakeville, MN. If you get the chance, be sure to stop out the Airlake Airport to see the planes. Our company had the good fortune to be there from the start, and has helped to build some of the original hangars you will see there, as well as the buildings in the Airlake Industrial Park you will pass on your way to the airport.

Lakeville Food Shelf Now Accepting Donations - APPRO & CERRON offices are drop site until 8-8-2014Lakeville Chamber Food & Fund Drive is going on now through August 8th. As, APPRO Development and CERRON Commercial Properties cares a lot about our local kids, we have joined the Lakeville Area Chamber of Commerce Food Drive to put child-friendly foods on the shelves of our 2 local food shelves – 360 Communities and The Open Door (formerly the Eagan & Lakeville Resources Center). Roz Peterson, Commercial Real Estate Agent with CERRON, put it this way, “When kids are in school the only meal they may have is the lunch provided for them. Now that kids are home for the summer, the need is even greater to fill our food shelves. That is why we are partnering with the chamber and we need your donations”.

CERRON Discusses Real Estate Options for Entrepreneurs with Jessie Mommsen, Owner of Threads and Inks

Real estate options for entrepreneurs was a recent discussion point which came up during a conversation with local entrepreneur, client, and vendor, Jessie Mommsen, owner of Threads and Inks, located in Lakeville, MN. We followed up with Mommsen to find out how business is going since the move into their new building.

Here are a few excerpts from our discussion…

 

Q. Can you tell our readers a little about what prompted you to contact CERRON Commercial Properties?

A. We were (and continue to be) in a growth phase, and purchasing real estate [verses leasing] made sense as a financial component of our overall business plan at the time. We also only had 600 SF of retail space at the time and were in a location that didn’t allow us the type of exposure we needed to reach our target audience.

Q. Why did you choose to work with Bruce Rydeen?

A. This was actually the second time we worked with Bruce. The first time, he helped us to lease office/warehouse space in the Hebert Buildings in the Airlake Industrial Park in Lakeville. At that time, as I started my business, Bruce, and the building owner, Mark Hebert, respected me as a young business owner (I was 23 when I first started out), and that meant a lot to me. When we were ready to move our business, I chose to contact Bruce because of that previous experience; he is a trusted resource. When working with him to purchase our current building, Bruce was considerate of our budget, our timing, and our overall needs.

Q. How has your new space benefited your business?

A. As they say when considering real estate, “location, location, location!” Our new location attracts many more visitors than our previous location. We tripled our retail showroom space, so we are able to show off a lot more of our available products. Our new building has so much natural sunlight, it not only makes it happy in our space, but it allows our clients to see our products under optimal lighting conditions in an upscale environment as compared to our previous location which lent to more of an industrial focus.

Q. What would you tell other entrepreneurs when considering their real estate options?

A. Don’t be afraid to get creative when you consider a new space. Paint and carpet can be changed. Sometimes, walls can be moved. Landscaping can be updated. We had an electrician add power to our building to accommodate our machinery. Also, be sure to complete your homework [or due diligence] when buying a building. Whether we had our own experts, or needed some recommendations, Bruce helped us to navigate the process from showing to purchase agreement to inspections to title work to closing. For young entrepreneurs, don’t think that you are too young to own a building – you need to do what is right for you and your business, and I also recommend that you work with a broker you trust and who will listen to your needs.
