Who is a good great commercial remodel company, you may ask? We are! At APPRO Development, a south metro, MN, commercial general contractor, we have been hard at work to help our clients with some innovative remodel projects around the Twin Cities over the past couple of weeks.
We have been working with Erik’s Bike Shop to renovate the former St. Paul Union Hall, St. Paul, MN.
This commercial renovation project includes demo to the existing Union Hall interior, replacing all existing with new rooftop units, frame out of two (2) restrooms, and renovating the exterior of the existing building for the shell of this project. Future tenant improvement work will follow for this retail end user. As a design build general contractor, we work directly with our client every step along the way to obtain the necessary permits, track costs, work with subcontractors, and bring the project in on time and on budget.
We have also been working on a project for BTD in Lakeville, Minnesota.
This project includes the renovation of the interior of this industrial facility focusing on office space remodel by stripping existing finishes and providing new painting, flooring, doors, and ceilings to create a more modern space for this end user.

General Contractor Industrial Buildings / Projects are on the Rise
General contractor industrial buildings are increasing at a significant rate, according to APPRO Development, Inc., a Lakeville, MN general contractor and design-build construction firm.
Per Katie Clark Sieben, MN DEED Commissioner, in a recent article in the Minneapolis StarTribune, “Shovels are turning for Twin Cities Industrial Projects,” “We are seeing hundreds of business expansions happening in the metro and in the greater Minnesota.” Ms. Sieben attended five in one week alone, and recently attended the Menasha Expansion project by APPRO.
The team at APPRO Development has broken ground on multiple industrial expansion and addition projects throughout Minnesota in past year, further attesting to the growth that has been measured and reported by NAIOP, the Commercial Real Estate Development Association, stating, “Nationally, the commercial real estate market grew at the strongest pace in the past year since the economic recovery began in 2011…and the overall outlook for the industry through 2015 is expected to grow between 8 and 15 percent.”

Pan-o-Prog is an annual community event in Lakeville, Minnesota – starting way back in 1967! APPRO has been around for more than 27 years, with ties to the Airlake Industrial Park, dating back to the mid-1960’s. We have a few great flashback photos for you to enjoy from that era, just about the time Pan-O-Prog got its start!
Jack Matasosky, our fearless leader at APPRO Development & CERRON Commercial Properties, started working with Hitchcock Industries back in 1978. Hitchcock Industries started the Airlake Industrial Park (originally located in what is now the Aircraft Resource Center (ARC) building). We thought it would be fun to share a few of the many pictures we have from around that time, including the parade float, ribbon cutting at the Airlake Airport (be sure to get out there this weekend to see the WWII military aircraft), and a couple of pics of Maynard Johnson, original co-founder of Hitchcock Industries. Most of these pictures are circa 1966-1967.
Be sure to check out the festivities going on now through Sunday, July 13th to celebrate the Panorama of Progress – “Pan-O-Prog” – happening all around Lakeville, MN. If you get the chance, be sure to stop out the Airlake Airport to see the planes. Our company had the good fortune to be there from the start, and has helped to build some of the original hangars you will see there, as well as the buildings in the Airlake Industrial Park you will pass on your way to the airport.

MN Warehousing Tax – Part 1
MN Warehousing Tax– Part 1 is the first of two reports we are planning to bring to our readers regarding the new warehouse tax on the books for MN businesses. If you are involved in third party warehousing as a part of your business, we are sure you have heard the MN Warehousing Tax is due to go into effect on April 1st. It is actually one of three business to business (B2B) taxes to go into effect in 2014. This specific warehousing tax would impact businesses which provide third party warehousing services, as well as those businesses who utilize these third party services.
According to the MN Department of Revenue, “Starting April 1, 2014, business-related warehousing and storage services will be taxable in Minnesota. This means state sales and use tax is due when a business buys warehouse or storage services for its tangible personal property.” There are exceptions to this rule, which are dependent upon business use[1].
Come April 1st, Minnesota would be one of few if not the only state with a warehousing tax of this kind, which could ultimately put the businesses in our state at a distinct disadvantage. Some companies are already feeling the impact of this tax. According to an article by Jessica Harper for Sun Thisweek Dakota County Tribune, in an interview with warehousing General Manager, Kathy Forester, in talking about the tax, she states, “With its customers seeking services elsewhere, Strategic lost 18 percent of its revenue between August 2013 and January 2014, which prompted the company to lay off 22 percent of its workforce[2].”
The Minnesota Legislature is scheduled to reconvene on February 25th. At that time, the Minnesota State Budget will be reviewed. If there is a sufficient surplus, Governor Dayton may consider a repeal of one or more of these B2B taxes[3]. As it stands now, however, these taxes have been signed into law and only a new bill that strikes the provision of the current tax could repeal it. There are many groups working right now, toward the effort to repeal the MN Warehousing Tax.[4]
