5 Quick Tips for Locating your Industrial Business in Airlake

Attention industrial business owners! If you are currently seeking an industrial site to land your office warehouse, office manufacturing, or office distrubution facility, the Airlake Industrial Park may be an ideal fit. 

The team at APPRO Development has created a list of 5 Quick Tips you should look for, if considering a new location.

Let’s start with the 5 Quick Tips…

There are five quick tips you should consider when choosing a location in the Airlake Industrial Park (or any site for that matter):

Airlake Lots Available 2017-1.png1. Location, location, location. First of all, where are you located now? Is that working for you? You may be reading this blog post because you are interested in the Airlake Industrial Park, (or Lakeville, possibly?) and want to learn more. Consider where you and your employees live. What is the current commute like? Is Lakeville in your backyard? Does that matter to you and your employees? Do you need to be close to the Interstate? Or, near a small airport? If you have answered “yes” to some of these questions, Airlake may be a good fit.

2. Amenities. This ties into the first “sign” or consideration, but it is important to consider what your business location has access to for your business to thrive, and to keep high employee retention. Do you prefer to be close to restaurants? To shopping? Are hotels a factor for clients? Does rail access factor into your decision? What about outdoor storage? Are any of these things your business would like, but doesn’t currently have? 

3. Price. When considering a location, pricing can vary from parcel to parcel. Not only the price of land, but what is included. Is the parcel of consideration “raw land” or has it been platted? Does it have utilities to the site? At what stage of development is the parcel of consideration – fully platted with lots and blocks, platted as an outlot, or raw land, just waiting to be developed? All of these items factor into pricing considerations. We have a variety of land parcels available in the Airlake Industrial Park in terms of stage of development, and also in terms of cost per square foot.

Say for example, you have a great idea for a daycare for pets. Current Lakeville zoning code will not allow this type of use in a commercial zoning district, and therefore must be located in an industrial zoning district, unless City approval is sought for a change to the current zoning code. Knowing the current code and how that impacts your business makes a difference.

5. Future. Where do you project your business to be in 5 years, 10 years, or more? Are you on a site now which you are able to expand upon? Do you plan to add more staff? Do you have enough parking? Do you anticipate needing more outdoor storage? 


The Airlake Industrial Park is home to  almost 150 businesses, making it the 2nd largest industrial park in the state of Minnesota. Sites are available in the Industrial Park and offer businesses the ease of interstate I-35 access, close proximity to the Airlake Airport, industrial zoned parcels (with nearby commercial and office park zoned parcels) available for purchase now, reasonable list prices for these available sites.  Many sites are available on rail lines and outdoor storage is available on some sites as well. We recommend that you start your discussions with an appointment with our team to help you navigate the process.

Maybe you are wondering what kind of safety items ISNetworld reviews to determine if a company can become ISNetworld compliant. It should be noted that any client of ISNetworld will have their own grading structure, but there are some main items that will affect your grade.

ISNetworld memberCeLogo_small.png(1) ISNetworld looks for any OSHA recordable incidents and if there is one, it will adversely affect your grade for three years following the incident.

(2) An insurance certificate demonstrating minimum coverage requirements must be provided to ISNetworld.

(3) Safety programs (also called RAVS) that outline the company’s various safety procedures will need to be uploaded and questions answered with regard to these programs on the ISNetworld website.

(4) There are about 1,000 different questions to be answered by the company on the website. The clients using ISNetworld will look at a select number of these questions and check their accuracy.

(5) ISNetworld will also check for any workman’s compensation claims to ensure your EMR rating is good.

(6) Lastly, ISNetworld investigates whether or not the company has had any federal citations in the last 3 years.

A lot of work and diligence goes into gaining and maintaining ISNetworld compliance. Thus, it is clear to see that achieving this compliance demonstrates that APPRO Development, Inc. deems safety to be of the utmost importance and our team can be counted on to make sure it’s workers make safety a priority and strictly adhere to OSHA rules.

Memorial Dedication to Maynard Johnson

Dedication of Memorial to Maynard B. Johnson

On October 16th, we had the privilege of attending a dedication for a memorial to Maynard Johnson, who had passed away July 16, 2017, at the age of 95. Maynard was one of the original founders of the Airlake Industrial Park, a mentor, and a good friend. It was an honor to be able to attend (and for our owner Jack Matasosky to be able to say a few words at) the dedication ceremony.

Mayor Doug Anderson, Maynard’s Grandson, Brant Skogrand, Jack Matasosky, and Maynard’s daughter each spoke about Maynard’s contributions to our community through Airlake Industrial Park, as well as Pan-o-Prog

2017 Manufacturers Appreciation: Lakeville, MN

The 2017 Manufacturers Appreciation event, hosted by the City of Lakeville, on October 5, 2017, included a panel discussion addressing employment issues, followed by an after-hours style reception, including sponsors and vendors. This event was held in correlation with Manufacturing Week, typically during the first week of October, across the state of Minnesota.

State of MN.jpgThis year’s event was very well attended and was the first year that a panel discussion was included. Presenters from three diverse backgrounds spoke on the topic of workforce issues in our state. The three speakers included: Traci Tapani of Wyoming Machine, Miles Seppelt, of the City of Hutchinson, and Michael Slezak of Minnesota DEED. The event was organized by the City of Lakeville and Dave Olson, Lakeville’s Community and Economic Development, emceed the event.

Ms. Tapani is the co-President of Wyoming Machine and gave an excellent presentation on ways in which her company has successfully addressed staffing by thinking outside of the box. By sharing the stories of three of her employees, she illustrated unique staffing solutions for her manufacturing company which was an inspiration to other Minnesota manufacturing companies.

Students in Manufacturing.jpgMr. Seppelt, the Economic Development Director for the City of Hutchinson, presented an exciting program to encourage middle and high school students to explore manufacturing. By dispelling many myths about manufacturing, just as much for parents as students, Hutchinson schools have found a way to encourage students to consider the field of manufacturing as a great (and lucrative) career option through their “TigerPath Academy” initiative. This is truly inspiring and we strongly encourage you to take a look at this program which involves sponsorship opportunities by local manufacturers. This is an excellent model by a Minnesota community creating workforce solutions benefiting both employers and future employees.

The panel discussion concluded with a presentation by Mr. Slezak, who shared information with area manufacturers about the supports available from the Minnesota DEED office. There are many options available at this link to consider for your business, and Mr. Slezak encouraged the audience to reach out to their office for any help that might be needed.

It is with gratitude that we attend this event each year. Having helped many of the attendees over our 30 years of service to our local community, this event allows us to connect with many of those businesses, as well as to meet our newest neighbors in Lakeville.

School Construction Company Nears Completion of Lakeville Project for Christian Heritage Academy

School Construction Company, APPRO Development, Shares Reflections on Christian Heritage Academy Project

As we near completion of our work on Christian Heritage Academy – we are excited to turn the building over to to the families, teachers, students and staff – just in time for school to start. In the opinion of this school construction company, APPRO considers this project an excellent success story for all involved.

The Christian Heritage Academy (CHA) project is constructed on the same campus as Crossroads Church just to the east of the Dodd and Cedar intersection. Over the course of the project, Crossroads Pastor Paul Marzahn would regularly take video and pictures and add to Facebook to share with both the Crossroads Church congregation and the CHA school families, as all have eagerly anticipated the building’s completion. Additionally, we share a few of our own photos along with those Pastor Marzahn has posted along the way.

We can’t wait for the teachers to occupy their rooms…Examples of two separate classrooms, illustrating how each teacher was able to choose their classroom paint color – each unique, and all with wonderful natural light.

Commercial Property Maintenance: Air Filters

Commercial property maintenance is an important component of the life of your commercial building. If you are the person responsible for this maintenance for your business, you may find the following information helpful, if not a little fascinating!

Air filters have a rating scale called “Minimum Efficiency Reporting Value” (MERV). The higher the “MERV” number, the more dirt blocked, the lower the number, the less. However, keep in mind, the more dirt blocked, typically will mean a reduction in airflow and your system’s efficiency.

An article recently published in the Dakota Electric newsletter, Circuits, September, 2017, “What Do Different Air Filters Block?” provides a helpful chart which illustrates the various filters available, associated costs, and particles blocked.

The Minnesota Department of Natural Resources (DNR) has a really cool website which tracks the colors and gives great tips as to timing and location. You can even sign up to get notifications via email! You may explore all of your fall color options by clicking HERE.
