The APPRO and CERRON team had the opportunity to attend the annual Lakeville Manufacturers Appreciation Reception this year, and found it to be the best in many years (if not ever)! We sincerely appreciated the opportunity to connect with many of our local neighbors; some we have known for years, and some we met for the first time. Every time we attend the event, we learn something new and that is what makes it so much fun! The businesses in Lakeville are doing some amazing things.

This event is hosted by the City of Lakeville, and was sponsored by MN Energy Resources, Xcel Energy, Frontier and Dakota Electric. This invitation only event was held at the Holiday Inn in Lakeville, MN, just off of I-35 and Kenrick Avenue, on Tuesday, October 22, 2013. In attendance were City of Lakeville staff, City Council Members, Economic Development Commission members, and a diverse representation of the manfacturers & businesses in the Lakeville community. The event is held to celebrate Manufacturers Appreciation Week (October 20-26, 2013). According to the City of Lakeville’s website, “Lakeville has over 3,100 manufacturing jobs amongst 150 businesses. Thank you to all of our manufacturers for being a part of Lakeville’s business community!”

Just shy of 40 companies attended this event and engaged in some great networking and recognition of the manufacturers in our community. If you were considering attending and just didn’t have the opportunity, we urge you to try to make it out to next year’s event. Great reason, great food, great people – you can’t go wrong!

South Metro Building Expansion, by APPRO Development, is just a couple weeks away from completion. This commercial project is an addition onto an existing building for QA1. The site of this project is located in the Airlake Industrial Park located in Lakeville, in the heart of Dakota County, Minnesota.

Back to School - RE Market Report 2013The kids are off to school. It’s time to close up the cabin and focus on getting something done before year end. Fall is always a busy time in the Minnesota commercial real estate market, as we are seeing here at CERRON Commercial Properties.

Third quarter we had a noticeable change in office condominium sales. Businesses shifted to longer term leases and larger spaces. We actually had buyer wars—something we haven’t seen much of since 2007. Land sales even saw an uptick. The national retailers are back. Dealmakers were abuzz at the International Council of Shopping Centers (ICSC) convention this spring. This is all good news to a heavily beat up industry over the past six years.

We have been waiting for the inventory of distressed product to be absorbed and while there are a few deals left out there, they are dwindling. The market is heading in the other direction so if you are considering a move, now is the time.

LAND FOR SALE IN SOUTH METRO MN

This is not only a positive sign for the economy but for developers, land owners, and businesses alike. APPRO and CERRON have the latest information on commercial real estate MN.

In the past year, our group sold a 14.31 acre parcel on the south side of County Road 70 (215th Street West) and Highview Avenue. We also sold a lot in the Creekside Business Park located just off of the north side of County Road 70 (215th Street West) and Humboldt Court and are in the midst of a metal building project on this site for our client, which can be found on our Project Page.

Remaining lots range from 1.46 acres to 1.78 acres with outside storage permitted and great visibility – all located in MN’s second largest industrial park – Airlake Industrial Park, Lakeville, MN.

“Safety First”

“Safety first” has been a popular catch phrase for years, and is used in the public and internal literature of many companies, especially those in fields where it matters the most, like in construction. Too many construction sites have personnel that treat it as an afterthought, however, if they give any thought to safety at all.

Why do people who have the most to lose if a job site is unsafe, the workers themselves, seem to be the people most likely to display a don’t-care or slack attitude about safety? You would think these people would be the most diligent about safety. There are, of course, many foremen and trades people who look at a safe working environment and planned construction method as paramount in doing their jobs properly, safely, and can therefore execute their work with confidence. But there are still too many others not following that example!

A site where everyone automatically includes elements of safety into each day’s construction plan can be the norm, however. A culture of safety can be grown in crews and companies by teaching, reminding and enforcing commonly known OSHA safety measures that everyone on a site should, and most do, know. But how does one grow such a culture?

It starts with a company’s commitment to safe work procedures and a well written safety plan; it continues with signs, checklists, and feedback for any crew’s plan for working safely on any given day. It is enforced by giving verbal and written warnings, and where necessary, taking action to remove individuals from the site that refuse to take safety rules seriously. Companies that continue to send such people to a site should be replaced by other companies who will send safe workers.

Safe workplace procedures like those listed above are a must in today’s construction world, as there are too many life, health and financial repercussions for those companies that don’t do so. I urge everyone, no matter what level of authority, to look at what your company is doing to keep everyone in your workplace safe. I bet you’ll come up with at least one suggestion that leads to a safer and more peaceful workplace for all. After all, the life you save or health you protect may just end up being your own.

Lakeville Industrial Warehouse Building Expansion Project Breaks Ground with APPRO Development and CERRON Commercial Properties helping QA1 to celebrate an official groundbreaking for the addition of a 17,200 sq. ft. warehouse. The new addition will expand their existing space to accommodate QA1’s growing business.

The entire QA1 team was joined by a few of the APPRO and CERRON team members to participate in the official groundbreaking ceremony. Fourth of July week is here! At APPRO and CERRON, we are lucky to work in the great community of Lakeville, MN. Lakeville’s Panorama of Progress (“Pan-O-Prog”) is celebrating its 47th year this year July 4th through the 14th. There is a lot going on this year so don’t miss out on any of the fun activities. The enjoyable week starts off with a spectacular free fireworks display the night of the 4th. Included in the fun night is live music by the band CASTAWAYS, temporary tattoos, clowns, and concessions. Don’t miss out on any of the festive events!

  • Baby Crawl-a-thon, Tuesday, July 9th at 10:00 a.m. at the Heritage Center

The 2013 Tax Omnibus Bill, passed by the Minnesota Legislature and Governor Dayton includes a variety of taxes which you should be aware of – both for yourself and for your Minnesota business, as you travel down the yellow brick road.

As a MN real estate salesperson and business owner, I attended last week’s “Legislative Wrap-Up Session” hosted by the Lakeville Chamber of Commerce with the intent of gaining insight into the recent legislation passed in our state and at the federal level. The first half of the presentation’s panel of speakers included: Rep. Mary Liz Holberg, Rep. Pat Garofolo, Rep. Will Morgan, and Sen. Dave Thompson. From this event, I took away the following key points you should know:

  • State of MN Tax Changes Passed includes warehousing and storage services, a new 4th income tax tier, and a rental car tax increase to name just a few.

As I think about the early pilgrims, I think about the celebration of hard working people who came together to share their blessings with one another. They were a team that worked hard to build a new life and then celebrated their triumph over some pretty tough times.
